The first step is to get in touch with one of our representatives – they will walk through our services to see if your rental unit is a good fit for our program. We offer two programs: Lease and Partner.

Lease Program. With the lease program, we sign a lease agreement like a typical tenant. We include an addendum to your lease which explains the terms and conditions for us leasing your property to our business leisure clients. That’s it! Sit back and relax because each month rental payments will be automatically deposited to your account and we will cover all of the minor maintenance and property management needed to keep your unit “rent ready” for our guest.

Partner Program. With the partner program, we sign a simple “Revenue Share Agreement.” This agreement explains the terms and conditions for us sharing the profit after all expenses are paid. We will do all of the work and give you 24hrs/7day view access to our shared property account so that you see all funds deposited. There’s zero management or time involvement from you. Every aspect of our service is handled entirely by our team.

Managing a rental isn’t easy – BERIC H&S makes it look that way. That’s because we handle every hassle for you.  No more spending your free time dealing with tenant complaints, worrying if the tenant pays their rent on time, or repairing your unit after the tenant leaves.  With BERIC H&S, you can embrace the idea of more free time to do the things you like such as spending quality time with family and/or friends; vacationing at your leisure without worry; or having a dependable cashflow each and every month.  Best of all, we offer this with no longer-term contracts and there are no fees or hidden costs to you.

As your short-term rental partner, we’re here to stay.  And we hope you are, too. We believe in earning your long-term confidence, not locking you into an “ironclad” contract.  You can cancel your BERIC H&S agreement at any time, with 90 days’ written notice. We’ll just need to honor any reservations that are already booked at your unit for that 90-day window.

We have great relationships with major vacation rental sites like Airbnb, Vrbo, and Booking.com.  In addition, your home will be included in strategic marketing to our growing audience of past and potential guests.  This includes advertisement via search engines, email, social media, and more.

Our guests generally visit from out of the area, and typically stay for 1-6 nights. Once they’ve provided their ID and are approved by us, they book their stay.  After each guest departs, your property is thoroughly cleaned to the highest standards by our professional cleaning company, at no cost to you.

Generally, we recommend no pets.  However, it’s up to you.  One thing to consider:  Saying yes to pets brings massive perks.  Studies have shown that pet-friendly rentals are hot commodities to pet owners.  And, these homes can attract higher revenue, repeat visitors, and more off-season bookings.  BERIC H&S housekeepers clean thoroughly after pet-friendly bookings, putting in extra effort to ensure that pet hair and dander is diligently removed, and no “paw prints” are left behind.  Guests with pets will be charged a small nightly fee to cover additional cleaning procedures, pet supplies, and extra customer service.

We use a 5-step enhanced cleaning process. The 5-step cleaning process is a set of cleaning practices we follow between guest stays, in addition to following local laws and guidelines.

    • Step 1: Prepare
      • Ventilate the space before and during cleaning, when possible
      • Use disinfectants approved by the local regulatory agencies for use against COVID-19, like disinfectants with 70% alcohol or higher
      • Always read the directions and warnings on cleaning products carefully
      • Wash or disinfect our hands
    • Step 2: Clean
      • Sweep, vacuum, dust, and/or mop areas before sanitizing
      • Wash dishes and laundry at the highest heat setting possible
      • Wipe down hard surfaces with soap and water
    • Step 3: Sanitize
      • Spray high-touch surfaces in each room with an approved disinfectant spray
      • Let the disinfectant stand for the length of time specified on the product label
      • Allow the surface to air-dry
    • Step 4: Check
      • A checklist is posted in the general area to make sure that all areas are cleaned and sanitized between each stay
    • Step 5: Reset
      • We wash our hands before replacing guest supplies and linens
      • Safely dispose of or wash cleaning supplies and protective gear
      • Don’t re-enter a room once it’s been sanitized

BERIC H&S offers short-term rentals, property management, and other real estate services directly through BERIC LLC.  It is a limited liability company existing under and by virtue of the laws of the state of Maryland.  BERIC LLC is a licensed home improvement company through the Maryland Home Improvement Commission (MHIC).  Its license number is 05-137489.

BERIC H&S is looking for properties located in tourist areas or located near attractions such as:

    • Colleges & universities
    • Public events (convention centers, stadiums, etc.)
    • Large employers
    • Convention centers
    • Hospitals or medical facilities
    • National/escape locations (rural cabins, national parks, etc.)
    • Experience locations (farms, water rafting, etc.)
    • Water locations (near oceans, lakes, rivers, etc.)
    • Large construction projects

We will cover minor maintenance such as changing air filters, replacing batteries, touch-up painting, completing minor repairs on the property (i.e., less than $50).

Yes, you can list more than one property with us.  Our hope is that after listing one property with us; we will earn your trust and business to give us more units.
